Booking Policy - Accommodation

  • All direct bookings must be secured with a 50% deposit (refundable in accordance with the relevant cancellation policy below)
  • The balance is due 30 days before the start date of the booking

Cancellation Policy - Single Accommodation

  • There is a 24 hour "cooling off" period after making a booking (unless booked less than 24 hours before arrival time). If cancelled within this period guests will receive a full refund
  • Guests can cancel until 30 days before check-in for a full refund including taxes
  • If you cancel between 8 and 30 days before check-in, but after the 24-hour cancellation period, you will receive a 50% refund
  • There is no refund if you cancel less than 8 days before check-in

Cancellation Policy - Group/Whole Site

  • There is a 24 hour "cooling off" period after making a booking (unless booked less than 24 hours before arrival time). If cancelled within this period guests will receive a full refund
  • Guests can cancel until 30 days before check-in for a full refund including taxes
  • If you cancel between 15 and 30 days before check-in, but after the 24-hour cancellation period, you will receive a 50% refund
  • There is no refund if you cancel less than 15 days before check-in

Rules for all guests in tents, Shepherds Huts, and Yurt - including Whole Site bookings:

  • No visitors at any time
  • This is a quiet site - please be considerate of our neighbours and other guests.
  • You must sign the waiver if you wish to use the ponds and do so at your own risk.
  • The swimming pond is available during daylight hours only.
  • No access to the ponds after consuming alcohol.
  • The spa area is only available after booking.
  • Wildlife friendly so no pets on site except in the Walled Garden.
  • Refrain from smoking inside tents and public areas
  • Fires inside designated areas only.
  • No non-prescription drugs on site.
  • Drunken behaviour will not be tolerated.
  • Guests must read and agree to the waivers in order to access the land and ponds

These rules are for the safety and enjoyment of all our guests and to respect the natural environment of Oakhill Ponds as well as our neighbours in the village. 

Please email us to confirm that you have read and accept them for all members of your party (unless you have already accepted them as part of the direct booking process).
